The Property is located in the City of Campbell, Ohio. This area, which includes the Property, was developed circa 1900 for commercial/industrial purposes. The industrial operations that have occupied the Property include, but are not limited to, heavy industrial steel manufacturing, including quenching and smelting operations. The current Property owner, Sherman International Corporation, gained ownership of the target Property in 2002. The predominant land use in the surrounding area is predominantly commercial and industrial east and west the Property, while residential areas are located, north and south of the major roadways running parallel to the Property.

Former Use: Historical research and agency records suggest the Property was developed for commercial/industrial purposes by 1902 or earlier. The Property has been corporately owned over time, by Youngstown Sheet & Tube Co., LTV Steel Company and most recently Sherman International Corporation.
