Additional Property Attributes

The former Park Super Service facility, at 322 South Park in Broadus, Montana, is currently owned by Powder River County. In March 2002, the Montana Department of Transportation (MDOT) and Montana Department of Environmental Quality (DEQ) removed six underground storage tanks (USTs) from the facility as part of a highway improvement project. Analytical laboratory results of soil samples collected at the time of the UST removal at the facility indicated petroleum contaminant concentrations above the DEQ Risk Based Screening Levels (RBSLs) in both tank basins. The building was demolished on April 29, 2009. Photographs from the Phase II investigations confirmed at least one floor sump existed as well as an opening covered by a metal grate and a hydraulic lift was used in the southeast leg of the building. It was unknown whether contamination exists beneath the footprint of the building, or on the eastern half of the property where 55 gallon drums and junk vehicles were stored. The exact locations of floor drains in the building are also unknown.

Former Use: The subject property consists of approximately 14,000 square feet (0.32 acres) and is surrounded by residential properties, a city shop, and a city park. The subject property is located at the northeast corner of the intersection of South Park Avenue and South Pemberton Street. The topography of the site and surrounding area is releatively flat, although there is a small swale along the western edge of the subject property that was used as a borrow pit for elevating the roadway of South Park Street. The property is currently owned by Powder River County and is vacant. The site is currentlydeveloped witht a single story 2636 square foot building. The building was formerly used as a gasoline service station, automotive repair facility, and a car wash. The building is crrently vacant and in a state of disrepair. The remainder of the property consists of a gravel-paved parking area, concrete pad, and secure landscaping.
