Property Highlights

The property was undeveloped prior to construction of the elementary school, which occurred sometime between 1949 and 1966. In addition to the school building, the property is occupied by a bus barn, a vacant day care building and an ARCare Fitness facility. The City of Augusta requested the TBA prior to taking title to the property and intended to redevelop the property into greenspace, most likely in the form of a city park. Prior to the Phase I ESA the city had an asbestos survey performed which did identify asbestos containing material. The Phase I ESA identified three above ground storage tanks (ASTs) near the bus barn. One tank contained unleaded gasoline, another contained diesel and the third tank contained waste oil. No secondary containment structures were in place for any of the tanks and no staining was noted around or on the tanks. It should be noted that there are no regulatory requirements for secondary containment for ASTs. Further sampling would be needed to evaluate if contamination exists. At the time of the Phase I ESA, funding was not available for a Phase II ESA. Redevelopment status is unknown.
