Additional Property Attributes

This parcel is approximately 0.15 acres and is located within the Fernley Business Corridor, which was identified as one of the Brownfield Target Areas and is on a major thoroughfare that is developed with a mixture of residential and commercial properties. The City is interested in redeveloping this area for commercial purposes. This parcel is currently developed with a building used as a Physical Therapy Office and fits in well with the City's plans.

Former Use: As early as 1890, the Property appears to be undeveloped land. By the 1950s, the Property was developed for residential purposes. Between 1985 and 1990, the residential development was demolished. According to the assessor office, the existing Physical Therapy Office was constructed in 1995; however, there is a phone book listing for 1992 and the existing owner stated they occupied the building in 1992. Therefore, the building was most likely constructed in 1992. Fernely Physical Therapy has occupied the building from 1992 to present.
