Additional Property Attributes

The subject property is an irregular-shaped, approximate 5 acre parcel (TMS #0172000100100) owned by Makae Properties LLC. The site is on the east side of the Poinsett Highway just south of a bridge over the Seaboard Railroad tracks.A 20 to 40 foot wide property corridor (�center rail spur�) owned by the Seaboard Railroad Company extends through the site from its northeast corner to the Poinsett Highway, splitting it into a north and south section that share the same TMS parcel number.The north section is approximately 1.9 acres with the assigned address of �1434 Poinsett Highway�. It has one long structure of several interconnected buildings that was used as a margarine manufacturing and distribution facility from the early 1940�s until the 1990�s.

Former Use: The area inside the cell tower compound is covered with gravel. Most other areas of the site are paved or covered by buildings except for along the fringes of the buildings where scrub vegetation has grown. The property has three main buildings/structures.The original margarine manufacturing plant is on the north section. While it appears as one continuous structure occupying approximately 36,000 sq. ft., it is actually several interconnected buildings added piecemeal over several years. The two-story columned building part of the structure closest to Poinsett Highway appears to have been administrative offices for the plant. The rest of the structure is one-storied production and warehousing areas mostly constructed of brick and concrete block.
