The Site is comprised of approximately 1.67 acres of commercial land situated southwest of Cleveland Road, which provides access to and from the Site. The northeastern portion of the Site (parcel 57-04182.000) is developed with a one-story, 10,177-square-foot vacant former medical clinic/office building divided into several individual units constructed in 1956, an approximately 650-square foot storage shed with an unknown construction date, and surrounding asphalt paved parking areas. The southwest portion of the Site (parcel 57-04182.002) is an approximately 0.4 acre undeveloped grassed lot.

Former Use: According to a review of city directories, aerial photographs, Sanborn Maps, information provided by the Erie County Auditor�s office, the former medical clinic/office building was historically occupied by various physicians and/or medical practices dating back to at least 1962.
