Additional Property Attributes

The Phase I ESA covers this property (Sierra Terrace) and the Bitton property. Previous subsurface investigations identified elevated metals concentrations in soil where sulphuret tailings were encountered, areas of shallow TPHmo-impacted soil, the presence of arsenic in surface water and groundwater samples, and elevated concentrations of VOCs in soil and groundwater associated with activities at an adjacent former dry cleaner and gas station..

Former Use: The property is undeveloped land covered with grasses, weeds, shrubs, and trees. Footpaths traverse the property, and Matson Creek runs through the west portion of the property from north to south. The property appears to have been undeveloped prior to 1862, when the Hills Sulphuret Works was constructed. The sulphuret works facility boundary included the southern portion of the property. The Hills Sulphuret Works discontinued operations in the property vicinity in the late 1800s to early 1900s. Additionally, a portion of the Coe Quartz mine claim extended onto the north portion of the site in the late 1800s to early 1900s. By 1921, a lumber pond associated with a Hills Flat Lumber sawmill located northwest of the site was present on the northwest portion of the subject property. The lumber pond was removed in the 1970s. The area east of the subject property, along East Main Street, was developed with commercial buildings beginning in the 1930s. Businesses of potential environmental interest included a ranch and garden supply, auto body and repair shops, an auto dealership, a dry cleaner, and a gas station.
