Additional Property Attributes

The Phase I ESA reported that environmental soil sampling and analysis was performed on the property in June 1996 when soil was removed for use to cover the nearby Old Nevada City Burn Dump. Analytical testing of the soil for total petroleum hydrocarbons and Title 22 metals was performed and no elevated concentrations were reportedly detected. Dumping of soil and aggregate materials has occurred on the property, and testing and laboratory analysis would be required to determine if the fill materials contain hazardous substances or petroleum products.

Former Use: The property consists of undeveloped, forested open space surrounding the 27-acre former airport operations area. Two roadways, subsurface communications, and a treated water pipeline traverse portions of the property. An AT&T radio transmission/ cellular tower and maintenance building are located in the northeast corner of the property on a lot that is leased from the City of Nevada City. The radio transmission tower was constructed in the early 1980s. Airport Road and West Airport Road were constructed during airport construction on the adjacent Old Nevada City Airport Operations Area site in the 1910s and early 1930s. The City of Nevada City obtained ownership of the Old Nevada City Airport property in 1935. Over 1,000 trees on the site died during the mid-2010s drought, and were removed by City contractors in 2017. Recreational activities such as pedestrian, bicycle, and off-road vehicle use of trails has occurred on the property.
