Additional Property Attributes

The Property consists of two 0.14-acre tax parcels (total 0.28 acres). The western tax parcel (1N13E3BD-2300) is 100% occupied by a single-story building with basement constructed prior to 1900. The eastern parcel (1N13E3BD-2200) is 90% occupied by a single-story building constructed prior to 1900, with an addition extending the building to the north in the late 1950s. The northernmost approximately 15 feet of tax parcel -2200 is an asphalt-paved lot used for parking. Both parcels are zoned Central Business Commercial (CH). Surrounding properties are commercial, except to the north, which is developed as a surface parking lot. The Property was first developed for commercial us prior to 1884. Property improvements were destroyed by fire in 1891. By 1900, the western tax lot was 100% occupied by a commercial building and the eastern tax lot approximately 40% occupied by retail storefronts along East 2nd Street. By 1960, the Property was developed in its present-day configuration. The Property is currently occupied by vacant commercial buildings. Piping suggesting the possible presence of an underground heating oil tank (HOT) was observed penetrating the west and north basement walls of the tax lot -2300 building during the site reconnaissance. However, a geophysical survey completed adjacent and north of the Property in 2019 found no evidence of a buried HOT in this area. The potential presence of a HOT adjacent to the Property is considered a REC and a potential VEC for the Property. A geophysical survey is recommended to explore for evidence of a current/former HOT adjacent to the northern and western Property boundaries. If a current/former HOT is identified, soil sampling is recommended to evaluate whether a release from the HOT impacting the Property has occurred.
