Additional Property Attributes

The City of El Reno is purchasing this property, an out-of-use gas station, to renovate it and lease it to a restaurant operator. This property is located along Historic Route 66, in El Reno's historic Main Street district. According to CEJST, this tract is considered disadvantaged because it meets more than 1 burden threshold AND the associated socioeconomic threshold. The lands of Federally Recognized Tribes that cover 71% of this tract are also considered disadvantaged. El Reno is also an OK Dept. of Commerce Main Street community, and they are located along Historic Route 66.

The OCC Brownfield Program will be using our $2M Grant to conduct the environmental assessments on this site for the City of El Reno (the purchaser and program applicant). We completed the Phase I in November of 2023 and are currently working on getting an approved Phase II QAPP. The City of El Reno has purchased the property.

The Phase II ESA will include a tank removal as there are four USTs that were installed in 1980 and have of releases and non-compliance with leak detection and anti-corrosion protocols. All tanks are single-walled steel and the cathodic protection has been out of use for many years, so it is likely that the tanks are in poor condition. Given the high traffic of the property's reuse plan, it's imperative we sample under the tanks in the tank bed to thoroughly assess the site for contamination.
