Additional Property Attributes

Superior Weld and Fabricating Co, Inc. seeks to purchase the site and expand the business, currently adjacent to this vacant property. The business expansion is expected to create five new jobs at the subject site. While the Phase II ESA identified concentrations of carbon disulfide and PAHs in the soils; the concentrations do not exceed the applicable Ohio VAP soil Standards for commerical/industrial land use. However, the use of the property must remain commercial/industrial, as the residential standards are not met. The Consultant recommended conducting a UST Closure for an area of the site where a UST was believed to have been located and stained soils were encountered. No USTs were located during the Phase II ESA.

Former Use: The site was formerly used for industrial manufacturing, warehousing, and neon and electric sign manufacturing. The site has been vacant for approximately five years.
