Property Highlights

Former Use: The property consists of a partially occupied industrial facility on approximately 21 acres. Past property use was the manufacture of electronic appliances and heating elements by Maytag and Emerson Electric until 1999. Two previous environmental reports have been completed documenting environmental conditions for this property. The first report was a limited Phase I and II Environmental Assessment, Heatube Plant, Clarence, Missouri dated October 25, 1994 and the second was titled "Partial Site Characterization, Petroleum Hydrocarbon Contamination, 211 Business Highway 36, Clarence, Missouri", dated September 18, 1996. In December 2004 Shannon & Wilson performed an updated Phase I Environmental Assessment for Fairfield Aluminum Castings Company (FALCO). FALCO leased the property from the City of Clarence in December 2005. FALCO plans to use the site for secondary processing of aluminum and magnesium castings. The city fears any contamination could make it prohibitive for FALCO to expand operations further. The City is requesting a Phase I/II Assessment to more fully investigate the scope and extent of the contamination. Manufacturing building with offices leased by FALCO from the City of Clarence.
