Additional Property Attributes

The Limited Phase II was conducted on the property during April and May of 2007. Multiple soil borings were advanced on the property in locations consistent with the approximate locations of the recognized environmental conditions (RECs) identified in the previously conducted Phase I Environmental Site Assessment Report. In addition, four monitoring wells were installed across the property to assess the site-wide groundwater conditions. Soil and groundwater samples were analyzed for volatile organic compounds (VOCs), polycyclic aromatic hydrocarbons (PAHs), and metals. Shale bedrock was encountered at approximately 6 feet below ground surface at the property; the monitoring wells were screened in the bedrock formation. The soil samples� analytical results were compared to the Ohio Environmental Protection Agency�s (OEPA) Voluntary Action Program (VAP) Generic Direct Contact Soil Standards (GDCS) for commercial/industrial land use on a point by point single chemical basis. None of the chemical detections in the soils exceeded the GDCS standards. The soil samples� analytical results also were compared to the VAP soil partitioning values (SPVs) to assess the potential for the chemicals in the soil to leach to the groundwater. Concentrations of vinyl chloride, naphthalene, and benzo(a)pyrene exceeded the SPVs. The groundwater analytical samples were compared to the VAP unrestricted potable use standards (UPUS). None of the detected concentrations exceeded the UPUS, except for a concentration of vinyl chloride in the downgradient well. The detected concentration of vinyl chloride met the VAP UPUS. As of June 18, 2007 close out meeting with applicant to County (Sunpace Properties) and consultant(HzW Environmental Consultants LLC), the applicant will be proceeding with the purchase of the property to use as a multi-tenant facility incorporating all currently vacant space into their �world headquarters� for Compass Energy, creators of the technology to convert recycling waste products (unwanted tires, organic materials and non-hazardous industrial waste) into renewable, sustainable energy sources.

Former Use: This former industrial 11 acre site located in eastern Cleveland has one building (208,000 square feet of interior floor space) constructed in various stages had various uses including manufacturing, Iron Scrap Yard,machine shop, painting operations, machjine manufacturing, recycling facility and commercial office space. Former owners include CFL Holdings, Marvin M. Mintz, Hoffman Electrical Construction Co. , Carl R. Munn, Eaton Manufacturing Co., affiliated Gas Equipment Co., Colonial Irom Workds, Bryant Hearter Co. Acorn Refining Company. It was occupied by various tenants including Eaglebrook Inc. (tansport and recycle waste pickle liquor), container Compliance (recycle drums and barrells) Nickolson Toy Soldiers (manufacture metal toy statues), Brush Wellman (offices) Christopher Machine (machine shop), McKean Machine Sales (Warehoused used machinery, Cuyahoga Body Repair (auto body shop) and A & M Truck Repair.
