Additional Property Attributes

This property has completed a NFA for a portion of the property (not the eastern parcel, 1 parcel of 3) that demonstrates in the properties current status meets Ohio EPA standards for an industrial commercial property. This work was conducted and facilitated by the City of Cleveland to allow a concrete materials company to purchase the property for outside storage of materials and office space. Further work will likely be necessary to make sure the future potential enduse could be accomodated at the property without future remedial activities or controls. The City funded the Phase I review and update and the private concrete materials company paid for the additional cost necessary to satisfy a bona fide prospective purchaser defense (title search, file review of previous OEPA VAP work, CNS evaluation, Environmental Lien Search). This cost was $10,300.00. (PPF - 3092 Rockerfeller Dr (former Broadway Ave/BP), 1.16.08).

Former Use: The property is currently owned by Standard Oil Company/British Petroleum. Currently the property is vacant and surrounded by a chain link fence. The majority of the property is grass covered with a small asphalt area for ingress and egress. There are no above ground structures on the property. There is an oil water separator on the property and ground water monitoring wells. Historically from 1916 until 1998 hazardous chemicals and petroleum products were in use on the property by Standard Oil Company (1951-1998); Dupont DeNemours & Co., Inc. - Grasselli Chemical Department (1920-1952); Grasselli Chemical Company (1887-1916). These companies conducted industrial processess and a part of their business operations. The property was taken through the OEPA VAP program and submitted a No Further Action letter for all but the eastern portion of the property. See section 17 for further documentation.
