Additional Property Attributes

The off-site property to the east (Former Mechanic�s Laundry- VRP No. 69080705) is a REC. In fact, one monitoring well in conjunction with the Former Mechanic�s Laundry facility is located southwest of the Property building in the adjoining asphalt parking lot shared with Magic Glass. Based on the limited record review, it appears that dissolved volatile organic compound (VOC) concentrations have been detected in the groundwater from this monitoring well location. The source of the VOCs is believed to be the Former Mechanic�s Laundry facility, which reportedly utilized two (2) underground storage tanks (USTs) for gasoline storage and four (4) USTs for storage of Stoddard Solvent. The property appears to be hydraulically downgradient of the VOC source area 99Former Mechanic�s Laundry). If necessary, a comprehensive Phase II Subsurface Investigation would need to be conducted to determine if the property has been further impacted by the past off-site operating activities.

Former Use: Smith Brother's Rental is predominantly used for the storage of vehicles and windshields associated with the adjacent Magic Glass, Inc. (Magic Glass) business.
