Additional Property Attributes

Phase I ESAs were prepared for the area identified as the Poinciana Industrial Center. Properties were grouped as "East, Central and West." East Parcels: Previous assessments have identified on-site soil and groundwater impacts (primarily Benzo(a)pyrene, Arsenic, Chlordane and Dioxin). Other areas of the site identified as "East" may be impacted by impacted soils generated by remedial actions being stockpiled on-site for years and/or soils being illegally dumped/stored on-site. Central and West Parcels: Previous impacts and subsurface features have been remediated (via removal) to the satisfaction of the applicable regulatory agency (DERM). As such, no additional investigation is warranted for these portions of the PIC site identified by the End User. Phase II ESA activities conducted in October-December 2021 revealed shallow soil impacts throughout the site. Limited remediation may be required as part of redevelopment. Estimated remediation volume has been calculated to included approximately 373 tons of soil.
