Additional Property Attributes

The property is currently developed with a one-story brick building. According to the information provided by the requestor, the building was constructed in 1995. However, the building is not shown on the 1998 aerial photograph. The appraisal district website did not provide any additional information associated with the property. The building has multiple rooms, including a kitchen. The building is used as a senior center as a place to gather, eat, host activities, prepare food, and conduct other senior-oriented events.

The Phase I ESA found the following: This assessment has revealed no RECs, historical RECs (HRECs), or controlled RECs (CRECs) in connection with the property. No de minimis conditions were noted based on current property use and/or surrounding property uses. No significant data gaps were identified.

Although not considered RECs, the following business environmental risk considerations were noted as part of this ESA: Evidence of water intrusion and potential for mold. The subject property is located within a flood zone. Based on the construction date of the building, asbestos containing materials (ACM) and lead-based paint (LBP) are not expected.
