Additional Property Attributes

The subject property is located at 155 East 3rd Street and measures approximately 3,241 square feet. According to the St. John the Baptist Parish Assessor, the owner of the property is St. John the Baptist Parish. The subject property currently operates as the Council on Aging Senior Center, and according to the Mr. Cooper, has operated since 2018. There is a one-story brick structure with multiple rooms. A kitchen and one great room are areas where food is prepared served. The building is used as a senior center as a place to gather, eat, host activities, food preparation, and other senior-oriented events.

The Phase I ESA found the following: This assessment has revealed no RECs in connection with the subject property, except the following: The St. John the Baptist Cemetery located adjacent east of the subject property.
This assessment has revealed no controlled RECs (CRECs), historical RECs (HRECs), or de minimis conditions in connection with the property. This assessment has revealed no significant gaps in connection with the subject property.
Although not considered RECs, the following business environmental risk considerations were noted as part of this ESA: Although the site contact indicated the building was constructed in 2018, based on historical aerial photographs, the building may have been present since at least 1961. Therefore, it is possible that asbestos-containing material (ACM) and lead-based paint (LBP) may be present in the building due to its age.
